What a domestic EICR looks at

An EICR assesses the condition of the fixed electrical installation. This includes the consumer unit, earthing and bonding arrangements, circuits, accessories and protective measures that can be inspected and tested. Any agreed limitations are recorded so you know exactly what has - and has not - been covered.

When an inspection is useful

Homeowners often arrange an EICR when buying an older property, before planning alterations, when an earlier report is no longer current, or when the history of an installation is unclear. Periodic inspection can reveal potential electric-shock risks, fire hazards, overloaded circuits, defective work and missing earthing or bonding before they develop into a more serious problem.

The finished report records the condition of the installation and lists any observations using recognised classification codes. Clear photographs are added where they help explain a finding. We will talk you through the important points, distinguish urgent concerns from recommendations and, where requested, provide a separate scope for remedial work.

An EICR provides a dated record of the installation's condition, which can be useful when buying, selling, planning maintenance or answering questions from an insurer, lender or managing agent. Insurance and lending requirements vary, so the report should support - not replace - a direct check of the relevant policy or terms.

Will the power need to be switched off?

Yes, electrical testing normally requires circuits to be safely isolated for periods during the visit. Access requirements and any sensitive equipment can be discussed beforehand.

Does an EICR include repairs?

No. The inspection and report establish the condition of the installation. If work is required, remedial options can then be discussed and quoted separately.

How long does a domestic EICR remain current?

The report will state a recommended date for the next inspection. The interval depends on the condition, age and use of the installation rather than one rule fitting every property.

Will photographs be included in the report?

Yes. Clear photographs are added to support key observations where a visual reference will make the finding easier to understand.
